DEPOSITS:
There is a 50% deposits required for all reservations. Deposits by check are required 14 days from the time the reservation is made.

TRAVEL AGENTS PLEASE NOTE:
Agent commissions cannot be paid on daily rate reservations, or on special or discounted package rates. Commissions will be paid when reservation is initiated and booked by a qualified agent. Commission policy applies to non-discounted package rates only.

CANCELLATION POLICY:
Because we, like a cruise line, make a lot of advance preparations in anticipation of our guests arrival, the following policies regarding cancellations will be enforced:

• Rental home reservations are subject to a 60 day cancellation notice and a $150.00 cancellation fee. If less than 60 days notice is given then the full deposit is forfeited unless the home can be rebooked.


• Cabins reservations cancelled after deposit is received, and more than 45 days prior to arrival, will be refunded less a $65.00 cancellation fee. Cancellations made less than 45 days prior to scheduled arrival, no-shows, or cancellations made after arrival at the ranch are subject to forfeiture of the total amount paid, unless the space can be re-sold.


• Balance of charges due upon arrival are non-refundable.


• If a cabin or rental home can be rebooked for the full stay after a reservation has been cancelled then the deposit less the cancellation fee ($150 for rental houses - $65 for cabins) is refunded to the customer


• If a room is held with but the deposit is not charged onto a credit card then the above policy applies. Any cancellation charges due will be charged to the card holding the cabin/house.
